How much does a new roof cost in Houston?

Straight 2026 numbers — by material, by roof size, and by suburb — so you can walk into quotes knowing what fair looks like.

The short answer

Most Houston homeowners pay $8,500–$16,000

For a full tear-off and replacement with architectural shingles on a typical single-family home, most Greater Houston jobs land between $8,500 and $16,000 in 2026. Smaller, simpler roofs come in under that; large, steep, or premium-material roofs go well over it. Our own market benchmark for an average Houston replacement ticket is about $9,500 — the middle of the range is a normal roof on a normal house, not a bargain or a splurge.

How to read every number on this page: these are estimates, not quotes. Compiled October 2026 from published Houston-area contractor pricing ranges and standard installed cost-per-square figures for the Gulf Coast market. They are planning estimates, not quotes: your actual price depends on roof size, pitch, tear-off layers, decking condition, and material choice — which is exactly why the next step is comparing real written quotes.

Material (installed, incl. tear-off)Per square (100 sq ft of roof)Typical total — 24-square roof
3-tab shingles$350–$475$8,400–$11,400
Architectural shingles (most common)$425–$600$10,200–$14,400
Premium / designer shingles$600–$850$14,400–$20,400
Standing-seam metal$900–$1,400$21,600–$33,600
Concrete / clay tile$1,000–$1,600$24,000–$38,400

A "square" is 100 square feet of roof surface — and roof surface runs larger than floor area once pitch and overhangs are counted. A 2,000 sq ft home usually carries a 22–26 square roof. When a quote looks suspiciously cheap, check the square count first: under-measuring is the oldest trick in roofing.

What moves the price inside the range

Suburb by suburb

Replacement cost in each area we serve

Same metro, different roofs. Housing age, home size, tree cover, and HOA rules shift the typical range suburb by suburb. Every range below is for a full architectural-shingle replacement on a typical home in that area — estimates, per the method note above.

Katy — typical range $9,500–$16,000

Katy's master-planned homes are mostly 2,200–3,400 sq ft, which means bigger roof planes than the metro average — and thousands of 1990s–2000s originals are being replaced right now, so contractor pricing here is competitive but busy in storm season.

Cypress — typical range $9,000–$15,500

Cypress mixes large newer builds in Bridgeland and Towne Lake with smaller 1990s stock in Fairfield. Newer roofs often need decking in good shape but full tear-offs; older sections add moisture and ventilation fixes under the pine canopy.

Sugar Land — typical range $9,500–$16,500

First Colony-era homes are established and generously sized, and owners here tend to upgrade from 3-tab to architectural shingle at replacement — which moves the total up but resets the roof's clock for 25–30 years.

Pearland — typical range $8,500–$14,500

Pearland splits between newer subdivisions and 1990s ranch homes, which run smaller and simpler. Coastal wind exposure means underlayment and starter-strip upgrades are common line items worth paying for here.

Spring — typical range $7,500–$13,000

Spring and Klein have some of the metro's oldest, smallest housing stock, which keeps totals at the lower end — but heavy tree cover means decking repairs after years of debris and moisture show up on a lot of Spring tear-offs.

The Woodlands — typical range $11,500–$21,000

Woodlands homes run large, and the HOA architectural review often requires architectural or premium shingles in approved colors. Budget the higher range, plus a little patience for the approval step — it is paperwork, not a price gouge.

Houston — typical range $8,500–$19,000+

Houston proper has the widest spread in the metro: a 1,400 sq ft Heights bungalow and a Memorial estate are both 'a Houston roof.' Older homes frequently need decking replacement and code-driven ventilation upgrades that newer suburbs rarely do.

Tomball — typical range $8,500–$15,000

Tomball's subdivision homes price like the rest of the northwest metro. The local twist is metal: standing-seam conversions on acreage properties typically run $20,000–$34,000 — a bigger check that buys a 40+ year roof.

Conroe — typical range $8,500–$14,500

Conroe and Lake Conroe homes price in line with The Woodlands' lower half, without the HOA layer. Pine-forest debris means valley and flashing condition drives a lot of the variance between quotes here.

Richmond — typical range $9,000–$15,500

Richmond's established neighborhoods like Pecan Grove carry 20+ year-old roofs on mid-size homes, while Harvest Green and Aliana builds are newer and larger. Builder-grade originals failing early is the most common story we hear here.

Replacement or repair?

If the roof isn't done yet, don't buy a new one

A roof at year 8 with a flashing leak doesn't need $12,000 — it needs a few hundred dollars of repair. Our companion guide covers what common repairs should cost and how to tell an honest repair scope from a replacement pitch.
